Job Description Summary

As a Forward Planning Manager working for Taylor Morrison you will be responsible for the managing a team who determines the utility of a Planned Acquisition, Entitlement of a property including obtaining zoning and governmental approvals, Oversee the completion, submittal and approval of construction plans and Oversee the Tax appeal process within the Division.

We trust that as a Forward Planning Manager you will: (responsibilities)

  • Support land acquisition efforts through due diligence including the physical and financial feasibility of a planned community, zoning evaluation, entitlement verification and execution, and timelines.

  • Manage governmental/regulatory entitlements & engineering approvals for all communities from inception through final acceptance, including bond exoneration, when deemed appropriate.
  • Responsible for management of City, County, and Federal agency relationships to maintain regulatory compliance for entitlements and environmental issues. Work with city officials, consultants, and community action groups to insure necessary public approvals and permit issuances including being Taylor Morrison's representative at public hearings or other related meetings.
  • Coordinate, schedule and supervise the activities of consultants and subcontractors to ensure necessary approvals and adherence to development schedules.
  • Coordinate with attorneys, engineers, and other consultants to prepare and review development agreements, site development credit MOUs, and any required agreements with city, county, federal, and regulatory agencies to facilitate approvals.
  • Maintain positive company image with peers and municipalities. Develop and maintain relationships with city/county elected officials, planning commissions, review, and staff members as well as local organizations.
  • Coordinate with land acquisition, development, and operations to facilitate timely execution of all project approvals to meet business plan objectives.
  • Solicit bids, coordinate, and track responses from consultants to ensure best pricing and product delivery.
  • Partner with Community Management Manager to create and review HOA documents, review of deeds, plats, easements.
  • You are willing to perform other duties as assigned

About you:

  • Bachelor's degree (B. A.) from four-year college or university; or six to eight years related experience and/or training; or equivalent combination of education and experience
  • Willing to travel

FLSA Status: Exempt

Pay Range: $89,000-133,000

Bonus Eligible
*Actual offers will be based on a variety of factors including experience

  • Report to Division/Corporate Office/Community daily and adhere to schedule
  • Ability to access, input, and retrieve information from a computer and/or electronic device

  • Ability to operate a motor vehicle if applicable

Physical Demands:

  • Must be able to able to remain in a stationary position up to 50% of the time
  • The ability to frequently lift and/or move up to 10 pounds and occasionally lift and/or move up to 25 pounds

*Taylor Morrison experience and/or successful completion of training program may override required education and/or experience requirement.
